STYROFOAM RECYCLING

In 2022 we filled 6 bins with Styrofoam for recycling.  That is about 50 cubic feet that will NOT end up in landfills.  Pretty good.

Let's not forget about this effort...keep it up.

Please leave your Styrofoam at the Gazebo on Sunday evenings at 6 PM.  Please put small pieces in garbage bags so they don't blow away...large pieces can just be left as is.

MORE STYROFOAM RECYCLING

We had a good turnout for recycling Styrofoam after Christmas.  Filled up half a bin at the recycle shop.

The suggestion was made to make it a weekly thing.  So, here is what we are going to do:

Every Sunday between 5 and 6 PM leave your Styrofoam in the Gazebo…in bags if small pieces.  We will pick it up at 6 PM.

Remember, no Styrofoam that was used to package food or drinks.

STYROFOAM RECYCLING

Did you know that Styrofoam takes 500 – 1000 years to decompose?  I cringe to think how much goes into our landfills where it will stay for centuries because there is no recycling service for Styrofoam.

Good news!  Now there is a Styrofoam recycling center in New Britain.  Bad news!  You have to bring it there yourself and most people will not go out of their way to recycle one or two pieces of Styrofoam.

SO, I AM ORGANIZING A STYROFOAM RECYCLING DAY IN LANTERN HILL TO RECYCLE ALL THAT CHRISTMAS GIFT PACKAGING.

WHEN: SUNDAY, THE DAY AFTER CHRISTMAS. FROM 5PM TO 6PM

WHERE: THE GAZEBO

WHAT and WHAT NOT: STYROFOAM USED TO PACKAGE NON-FOOD ITEMS. (Styrofoam used to for packaging things like meat, fish, prepared meals, etc. will not be accepted by the recycling center.  “Peanuts” will be accepted if put in a separate bag.)

HOW: PLEASE PUT ALL YOUR STYROFOAM IN A PLASTIC GARBAGE BAG UNLESS YOU ONLY HAVE ONE OR TWO PIECES.

So, when you are putting out your regular trash on Sunday evening, bring your Styrofoam to the gazebo.  Every little bit helps.

Footbridge Renovation Project

The Association has hired a contractor to renovate our wooden footbridge, Nick Granja, Granja Unlimited.

The project will include replacement of all deck boards and railings with composite deck boards and vinyl railings. No repairs are needed to the bridge structure, which was inspected by a structural engineer prior to starting this project.

This project is set to commence tomorrow, April 7, 2021 or Thursday, April 8, 2021, with the demo of the current wooden deck boards and railings. The area will be secured by the contractor during construction. The contractor anticipates having the new deck board and railings installed by the end of next week. During the project, there will be a dumpster on Woodbridge Drive immediately in front of the footbridge for several days as well as materials for the project that will be staged in the same location.

Snow Removal Policy

With the significant amount of snow we have had this winter, the Association would like to take this opportunity to remind owners and residents of what the Association snow removal policy is, and what residents are responsible for when it comes to snow removal and ice mitigation.

Below, please find a link to the Lantern Hill Snow Removal Policy, which provides a detailed explanation concerning what snow removal and ice mitigation service is provided by the Association. This policy is the same as it has been since 2012.

Please note that residents remain responsible for removing snow from their own private walks, which must be cleared within 48 hours after a storm ends.

As another reminder, please keep in mind that the Association cannot reasonably treat every spot in the community every time there is daily melting and refreezing or windblown snow which causes icy conditions. We ask residents to use caution, good judgment and reasonable care when winter weather conditions exist, and to keep your own supply of ice melt product on hand for your own walks and driveways as well as to spot treat as needed on the common sidewalks in front of your home for minor refreeze issues.

We are hopeful that Mother Nature is done dumping winter weather upon us for this season, but request all residents please follow the Association’s snow policy to ensure our community remains safe.

July Meeting Minutes, Roof Replacement & Fitness Center

Dear Lantern Hill Owners & Residents,

Attached, please find a copy of the Association’s Board of Directors’ Meeting Minutes from July 21, 2020.

Meeting Minutes 7-21-2020

The Association would also like to report that the replacement of the shingled roofs on 10, 12 & 14 Kirkbride Lane was completed by Eiseman Construction over the past few weeks. We are pleased to report that there was no significant wood damage or additional repairs that were needed during the replacement of the roofs on this building. The Association will continue to monitor reports from residents about roof maintenance and failures to determine the schedule for future building roof replacements as needed.

The Association also wanted to remind the community that the Fitness Center remains closed, for the same reasons as previously announced, which are related to liability and insurance concerns as well as the inherent difficulty in establishing proper protocols to maintain a safe environment during the pandemic. Once conditions have changed to the point where the Board feels that it is in the overall best interests of the Lantern Hill community to re-open, the decision to re-open will be made and announced to everyone. We are sorry that those residents who rely on use of the Fitness Center have not been able to utilize it for much of this year as part of the fallout from Covid-19. Please remember that special arrangements have been made with Planet Fitness until the Association can re-open the Fitness Center.

August 6, 2020:

Association Roof Replacement 10, 12 & 14 Kirkbride Lane

During the period between August 12-19, 2020 Eiseman Construction will be commencing the shingled roof replacement on the homes at 10, 12 & 14 Kirkbride, including the detached garages.  This job will be completed in approximately 3-5 business days, weather permitting.

This building was selected after an owner's contractor had discovered significant rot and deterioration, which was confirmed by the Association's roofing contractor. Please keep in mind that owners remain responsible for repairs to their roof until the condition of the roof warrants full replacement. At the time of roof shingle replacement for any building, any additional repairs that are required, such as plywood replacement, would be paid for by individual owners.

A great benefit of this isolated activity is that it will give us a firm reference point upon which we can further evaluate our plan and funding for replacing the remaining roofs in the neighborhood in the coming years.

The contractor assures us that the disturbance in the neighborhood will be minimal. We appreciate your patience as we undertake this important project.

It is with a very heavy heart that we are cancelling this years block party.

The safety of our community is most important to all of us, and a gathering of that size could prove dangerous from the standpoint of Covid-19 transmission.
